New construction will likely cost TV2 16 million. Per year – journalist

Next year moving TV2 into Media City Bergen Lars Hilles gate together with NRK, Bergens Tidende, Bergen newspaper, media studies at the University of Bergen and Vizrt.

Last week it was announced that TV 2 dropped to search the government announced television deal for commercial broadcasting. Meanwhile bathroom TV2 chief Olav T. Sandnes government to announce a new agreement with clearer in return, in no uncertain terms of money, against liabilities that daily newscasts and news editor in Bergen.

If the TV 2 is not included new agreement with the government is in practice TV channel free to move headquarters to Oslo. Sandnes has even rejected that it is appropriate, at least in the short term. In winter signed TV2 a lease of 12 years in a building under construction in Bjørvika in Oslo.

Bs politicians think industrial policy

Development Director Petter Ole Jakobsen former TV 2 spin off, graphics company Vizrt, asking politicians think about the industrial policy aspects to keep TV 2 in Bergen, and not just the media policy. He fears what might happen if TV 2 moves headquarters from Bergen to Oslo.

Jakobsen says the original idea of creating a media cluster is about the various tenants can interact and hopefully create something new, as is the case was with Vizrt, which two years ago was sold for 2.5 billion to an acquisition fund.

– It will be greatly reduced at least. It will not be the same even if the other companies of course will be there. TV2′s size makes it a special impetus, says Jakobsen on cluster effect if TV2 would disappear.

– You’re asking the government to come TV2 meeting on the media policy to rescue the industrial policy?

– the industrial policy is an argument in that direction. It is important that we are helping to define how the future should be, not just run by Facebook and others.

For Bergens Tidende Wednesday says Jakobsen that Vizrt will always be in Bergen, but the argument for headquarters located there deteriorates sharply if TV2 move.

Silent about size

the journalist has obtained a list (see below) over how much space the various participants in Bergens media cluster should have. But as the only company wants TV2 not to enlighten yourself. Project manager Svein Ove Søreide TV 2 say they do not declare details of the media house rental contract.

– We are the largest tenant with one and a half floor and move into August next year, says Søreide, who did not want to comment further.

Director of Communications Tom Bratlie Entra would rather not comment on details of the tenants’ contracts. He says that TV 2 is the project’s largest tenant, and that the agreements are long term.

He responds to questions about how Entra looking at the possibility that TV2 might leave Bergen:

– there is speculation it is not natural for us to participate in. We will create the vision underlying the project. Speculation about TV 2 does not affect this project and it is not natural for us to comment on it, says Bratlie.

Pays probably around 16 million annually

However, based on a sketch that was displayed during the Nordic Media Days in Bergen just after TV2 board approved the plan in 2014, the TV2 area probably around 6,500 square meters. It is based on each of the floors in the building according to NE News is 4,300 square meters, and that TV 2 will have one and a half floor.

University of Bergen pays according to a note from 2014 6 million per year for its 15-year lease on 2,000 square meters.

But TV2 lease is probably something less than this, and university fees is therefore not entirely transferable. An industry broker in Bergen, the journalist has been in contact with says TV2 probably also got a discount given premises’ size, so that the annual rate probably is around NOK 2,500 per square meter.

Given these assumptions TV2 probably pay around 16.25 million per year for the premises. If the channel given the ongoing downsizing must sublet premises, the annual cost will be lower.

NRK second largest

BergensAvisen should after what journalist knows have around 600 square meters on a contract which runs for five years in Media City Bergen.

Chief Editor Øyulf heart of Bergens Tidende says that they will have 2,400 square meters of net area for 10 years.

NRK has signed a contract for 3,500 square meters for themselves and have to pay for a share of 1,500 square meters common areas. The contract runs for 20 years.

Jakobsen says that said Vizrt will have 3,000 square meters for a period of 20 years.
